For rental and commercial

A property turnover is the work between one tenant moving out and the next moving in, and Reborn Renos does it for landlords and property managers, unit by unit: old flooring and trim out, new walls and drywall, new flooring, doors, cabinets and paint, so the unit is ready for the next tenant. ## What is a property turnover?

A turnover is the work done in a rental unit after one tenant leaves and before the next one moves in. It puts the unit back in rentable shape. Every unit comes back different, so each one is quoted on its own.

## What does a turnover quote cover?

A turnover quote is a written list of every part of the job, unit by unit, each line with its own price. These are the lines it can include:

- **Demo:** all the old flooring and trim removed and disposed of, and the walls cleaned off.
- **New walls:** a new bedroom framed, with new drywall on both sides of the new walls, taped and mudded.
- **Patching:** the drywall that electricians cut open for baseboard heaters and bathroom fans, patched.
- **Bathroom fan duct:** ductwork for a bathroom exhaust fan, run to the outside of the building and capped with a vent.
- **Flooring:** new flooring, such as vinyl click flooring, with shoe moulding wherever the new floor goes in.
- **Doors and trim:** door casing, a bedroom door with all its hardware, and sliding closet doors with their tracks and hardware.
- **Paint:** two coats on walls, trim, doors and ceilings.
- **Fixtures and appliances:** a new toilet and vanity, a new kitchen sink and faucet, and a new fridge, stove and over-range microwave installed.
- **Kitchen cabinets:** the old cabinets and counter removed and disposed of, new white flat panel cabinets and a laminate countertop installed.

Not every unit needs every line. Things the last tenant left behind are settled first, under the rules in [belongings a tenant leaves behind](https://www.rebornrenos.com/guides/tenant-belongings-left-behind/). Lock replacements, smoke and fire alarms and window screens are on-call jobs we also do: see [income property maintenance](https://www.rebornrenos.com/properties/maintenance/). The same trades are done in homes, and the pages on [painting](https://www.rebornrenos.com/homes/painting/), [flooring](https://www.rebornrenos.com/homes/flooring/) and [walls and drywall](https://www.rebornrenos.com/homes/walls-and-drywall/) describe each one.

## What does a standard turnover include?

On a service agreement, a standard turnover is priced by unit size and covers the work almost every unit needs between tenants:

- interior painting and touch-ups
- minor drywall repairs and patching
- caulking and finishing
- minor fixture and hardware replacements, and lock changes
- smoke alarm inspection, testing and replacement where required
- window screen repairs, and minor repairs and maintenance
- final preparation of the unit for the incoming tenant

The material allowance and the exact scope are written into each agreement. Excessive damage and major repairs are billed separately, after you approve them in writing. The three kinds of agreement are on [property service agreements](https://www.rebornrenos.com/properties/service-agreements/), and the [rental turnover checklist](https://www.rebornrenos.com/guides/rental-turnover-checklist/) sets out what to check in every unit.

## Can you work in a unit that is not empty?

Yes. Repairs and painting in occupied units are part of the work: for example, patching and painting the walls after an electrician changes the baseboard heaters. We patch and paint after the other trades. The [common questions page](https://www.rebornrenos.com/faq/#tenants) has Michal's answer. The notice a landlord gives before entering is in [entering a rental unit for repairs](https://www.rebornrenos.com/guides/entering-a-rental-unit-for-repairs/), and the rules for bigger work with tenants in place are in [renovating with tenants](https://www.rebornrenos.com/guides/renovating-with-tenants-n13/).

## What does the Fire Code say about alarms between tenants?

It asks the landlord to test them, and a turnover is a change in tenancy. For a rented home, the Ontario Fire Code says: “The landlord shall test smoke alarms annually and after every change in tenancy.” [(Ontario Fire Code, 6.3.3.8)](https://www.ontario.ca/laws/regulation/070213) It sets the same test for carbon monoxide alarms: the landlord shall “test carbon monoxide alarms annually and after every change in tenancy or after every change of residents”. [(Ontario Fire Code, 6.3.4.8)](https://www.ontario.ca/laws/regulation/070213) Smoke and fire alarms are on our list of on-call jobs.

## How big can a turnover be, and what does it cost?

A turnover can be one repair or every line above. There is no minimum job size. A turnover quote shows each price before tax, then adds HST at 13% and the total, so you can see exactly what each part costs. When the job grows into new walls and a full interior, it is covered on [apartment and commercial renovations](https://www.rebornrenos.com/properties/renovations/). A building's hallways, stairs and balconies are on [common areas and balconies](https://www.rebornrenos.com/properties/common-areas/).
