## What does a water damage job cover?

It covers the repair itself and the rebuilding after it. For a rental or commercial unit, that can include:

**What a water damage job can cover**

| Part of the job | What it covers |
| --- | --- |
| Water damage repairs and mold remediation | The damaged area repaired, and mold remediation where mold has set in. |
| Major drywall repair and replacement | Wet or damaged drywall cut out and replaced, taped and mudded smooth. Smaller patching is part of a standard turnover. |
| Flooring replacement | Old flooring removed and disposed of, new flooring laid, with shoe moulding wherever the new floor goes in. |
| Paint, trim and doors | Two coats of paint on the repaired walls, trim and ceilings, and baseboard, casing or doors replaced where the water got to them. |
| Leaking pipes and fixtures | Michal is a plumber, so a leaking pipe, toilet, vanity, sink or faucet is part of the same job. |
| Removal of old materials | When old flooring, trim, cabinets, counters or tile come out, we remove and dispose of them. |

Each trade has its own page: [walls, framing and drywall](https://www.rebornrenos.com/homes/walls-and-drywall/), [flooring](https://www.rebornrenos.com/homes/flooring/) and [painting](https://www.rebornrenos.com/homes/painting/). The [guide to water damage and mold in rentals](https://www.rebornrenos.com/guides/water-damage-and-mold-in-rentals/) explains what the law asks of a landlord.

## How is water damage quoted?

Separately from a turnover. Water damage and mold are outside the standard turnover scope, so they get their own written quote: a list of every part of the job, unit by unit, each line with its own price, then HST at 13% and the total. If you have a [service agreement](https://www.rebornrenos.com/properties/service-agreements/), major repairs are billed separately from the standard price, and additional work needs your written approval before it starts.

## Can you work in a unit where a tenant lives?

Yes. Repairs and painting in occupied units are part of the work, and we patch and paint after the other trades. When a tenant lives there, the Residential Tenancies Act sets the notice. It says: “A landlord may enter a rental unit in accordance with written notice given to the tenant at least 24 hours before the time of entry” and lists this reason: “To carry out a repair or replacement or do work in the rental unit.” [(Residential Tenancies Act, s. 27)](https://www.ontario.ca/laws/statute/06r17#BK33) The Act also says a landlord may enter “at any time without written notice”, “in cases of emergency”. [(Residential Tenancies Act, s. 26)](https://www.ontario.ca/laws/statute/06r17#BK32) Plan the notice with the tenant before a repair is booked.

## Whose job is it to fix water damage in a rental?

For a home someone rents, the landlord's. The Residential Tenancies Act says: “A landlord is responsible for providing and maintaining a residential complex, including the rental units in it, in a good state of repair and fit for habitation and for complying with health, safety, housing and maintenance standards.” [(Residential Tenancies Act, s. 20)](https://www.ontario.ca/laws/statute/06r17#BK26) The linked law is what counts.
