Common questions

What do people ask Reborn Renos?

Reborn Renos answers the questions investors, landlords, property managers, businesses and homeowners ask most, in Michal's own words: annual service agreements, what a turnover includes, small maintenance jobs, plumbing, work in units with tenants, what a quote looks like and how HST is shown, ways to pay, commercial work, insurance and WSIB, the satisfaction guarantee, hours, and the towns served.

Can I put my buildings on an agreement?

Do you offer annual agreements for rental properties?

Yes, three. A Preferred Contractor Agreement: set rates per unit type, priority scheduling, each job billed when it is done, and no annual minimum. An Annual Turnover Agreement: fixed pricing by bedroom count for the turnovers a building expects in a year, an annual spending commitment, priority scheduling and agreed turnaround targets. A Full-Service Property Solutions Agreement: one annual budget for turnovers, repairs, maintenance and common areas. See service agreements.

What does a standard turnover include?

Interior painting and touch-ups, minor drywall repairs and patching, caulking and finishing, minor fixture and hardware replacements, lock changes, smoke alarm inspection, testing and replacement where required, window screen repairs, minor repairs and maintenance, and final preparation of the unit for the incoming tenant. The material allowance and the scope are written into each agreement.

How is a turnover priced?

By the size of the unit: a set rate for a bachelor or studio, a one bedroom, a two bedroom and a three bedroom, agreed in writing before the first unit. Ask for the rates for your building.

What if a unit has more damage than normal?

Excessive damage and major repairs are billed separately, and extra work starts only after you approve it in writing.

Do I have to commit to a minimum amount of work?

Not with a Preferred Contractor Agreement. An Annual Turnover Agreement has an annual spending commitment, in return for fixed pricing by bedroom count and agreed turnaround targets.

Do your agreement rates change?

They are reviewed once a year, for changes in labour and material costs.

Do you take on larger projects for investors?

Yes, each quoted on its own: water damage repairs and mold remediation, flooring replacement, major drywall work, apartment build-outs and new rental units, multi-family conversions, value-add renovations, kitchens and bathrooms, and multi-unit or full-building renovations. See new rental units and water damage repair.

What work do you take on?

Is there a minimum job size?

No. No job is too small, from a single lock to a whole building.

Do you take small jobs like a lock or a smoke alarm?

Yes. Lock replacements, smoke and fire alarms of every kind, window screens and other on-call maintenance jobs for properties are a big part of the work. See income property maintenance.

Do you do plumbing?

Yes. Michal is a plumber, so toilets, vanities, sinks, faucets and leaking pipes are part of the same job as the rest of a turnover or a repair.

Do you look after rental properties on a regular basis?

Yes. Reborn Renos does regular maintenance for income properties at set prices agreed with you, as well as calls when something breaks.

Can you work in units where tenants live?

Yes. Repairs and painting in occupied units are part of the work, for example patching and painting the walls after an electrician changes the baseboard heaters.

What is the biggest job you take on?

Full interior construction: framing, separation walls, drywall, paint, floors, kitchen cabinets, doors, trim and millwork for a whole unit, home or commercial space, up to a whole building unit by unit, with its common areas.

Do you work on commercial properties?

Yes. Apartment buildings and their common areas and balconies, small businesses and commercial real estate investments, from a single repair to a full interior.

Do you take the old materials away?

Yes. When old flooring, trim, cabinets, counters or tile come out, removing and disposing of them is part of the job.

What does it cost, and how is it quoted?

What does a quote look like?

A written list of every part of the job, unit by unit, each line with its own price, then HST and the total. You can see exactly what each part costs.

Do your prices include HST?

HST is added on top. A Reborn Renos quote lists each price before tax, then adds HST at 13% at the end.

How can I pay?

Cash, cheque, Interac e-Transfer, debit or credit card.

Who are you, and when can I reach you?

Are you insured?

Yes. Reborn Renos is insured and covered by WSIB.

Do you guarantee your work?

Yes. Your satisfaction is guaranteed, as written in your contract.

When can I reach you?

Monday to Saturday, 7 am to 7 pm.

Is Reborn Renos a new company?

Yes. Reborn Renos is a new business. It is run by Michal, who has seven years in the trade.
