New drywall on the walls and ceiling with every seam taped and mudded

What do framing and drywall involve?

Framing and drywall mean building the wall, covering it with drywall, then finishing the seams with mud and tape until the surface is smooth. A separation wall splits one space into two, and a new bedroom is framed the same way. A new wall goes up in five steps:

  1. Mark it out. The line of the wall goes on the floor and ceiling, with the door openings.
  2. Frame it. Studs are set between a bottom and a top plate, and each opening is framed.
  3. Hang the drywall. A new wall gets drywall on both sides, cut to fit and fixed to the studs.
  4. Tape the seams. Tape goes over every seam.
  5. Mud and sand. Mud goes on in coats, each left to dry, then sanded smooth, so the wall is ready for paint.

A repair uses the same steps on a smaller scale: the damaged piece is cut out and taken away, a new piece goes in, and the seams are taped, mudded and sanded flush. Drywall an electrician has cut open for a baseboard heater or a bathroom fan is patched after the electrician. The duct for a bathroom exhaust fan is run outside and capped with a vent.

Will you repair a single hole or crack?

Yes. No job is too small. Every job is priced with you before work starts: small jobs at a set price, and a bigger job, such as new walls across a whole floor, with a written quote. The quote is written line by line, each line with its own price, and HST (13%) is added at the end. See what a quote looks like.

Do I need a permit?

It depends on the work, and the building division in your town is the place to ask. Ontario's Building Code Act says: No person shall construct or demolish a building or cause a building to be constructed or demolished unless a permit has been issued therefor by the chief building official. (Building Code Act, 1992, s. 8)

The City of Hamilton lists these interior jobs under Projects that Require a Building Permit (City of Hamilton):

  • relocating rooms/creation of new rooms
  • material alterations including installing or replacing drywall and insulation
  • adding or removing walls (non-load bearing and load bearing), beams and lintels

Its list of Projects that Don't Require a Building Permit includes Painting or decorating.

Is the work insured and guaranteed?

Yes. Reborn Renos is insured and covered by WSIB, and your satisfaction is guaranteed, as written in your contract. Reborn Renos is a new business, run by an owner with seven years in the trade. The common questions say the same.

Do you do walls and drywall for rentals and businesses too?

Yes. Landlords, property managers and small businesses get the same framing, drywall, mud and tape. See apartment and commercial renovations for full interiors and property turnovers for units made ready between tenants.
