What kinds of investor projects do you take on?
Each of these is quoted on its own:
- Apartment build-outs, new rental units and multi-family conversions: see new rental units and build-outs.
- Value-add renovations, kitchens and bathrooms, and multi-unit or full-building renovations: see apartment and commercial renovations.
- Water damage repairs, mold remediation, major drywall work and flooring replacement: see water damage and mold repair.
- Small businesses and commercial investment properties, from a single repair to a full interior.
Can I add a unit to a property I own?
Often, and each town sets its own limits under the Planning Act. Ontario's rule and Hamilton's version are in adding a rental unit. Niagara Falls allows three dwelling units on most lots and asks for a permit for every added one: see Niagara Falls. St. Catharines lists grants for added units through its Community Improvement Plan: see St. Catharines.
What should I check before the work starts?
Four things that are cheaper to settle before a contract than after it:
- The permit: permits for rental renovations.
- Asbestos in an older building: asbestos checks before renovating.
- The contractor's WSIB clearance: WSIB clearance before a contractor starts. Reborn Renos is insured and covered by WSIB.
- Holdback and invoice timing: holdback and prompt payment.
In Hamilton, a unit left empty more than 183 days in a year can owe the Vacant Unit Tax, and a long renovation is exempt only with a building permit: see Hamilton's Vacant Unit Tax during a renovation.
What about tenants already in the building?
Work can go around them, or, for some work, they can be asked to leave and come back. The rules are in renovating with tenants. Whether renovation costs can support a rent increase above the guideline is in above guideline rent increases after renovations.
And once the units are rented?
The same crew keeps them going: property turnovers between tenants, on-call maintenance, and annual property service agreements with fixed pricing by unit size. If a manager runs the building for you, send them to work for property managers.
How do I get a quote?
Send the address, what the property is now and what you want it to be, with photos, on the request page, or call (905) 920-1418, Monday to Saturday, 7 am to 7 pm. A quote lists every part of the job, each line with its own price, then HST at 13% and the total.
